Q. What's important when selling my property?

The main things to keep in mind when selling a property are the price, the location, the condition, legal issues and how accessible the home is for viewing.

Q. Normally, how long will it take to sell my property?

There are many variables that can affect the amount of time it takes to sell your property. These may include; the price you set for your house, the time of year, if your type of home is in demand and how strong (or weak) the economy is.

Q. Shall I buy a property and then sell? Or the other way round?

This decision can be talked over with your estate agent, as he/she would be able to advise you on the best course of action. If one is looking for a relatively uncommon house, the best advice would be to take your time over listing you house, until the home you envisaged comes onto the market. The other option is to put your house onto the market, and any offer that is made on your house should be treated as a conditional offer. Therefore one is able to search and find a property in that time period.

Q. What price shall I set for my house?

This is another subject which one would benefit with the knowledge of an experienced estate agent. He/she will be able to set the correct price for your property, which follows the trends of the market.

Q. How do I negotiate my asking price?

Professional help from an Estate Agent can really help whilst negotiating on the price of you house. Usually, only the hottest of markets will be selling houses over the listed price.

Q. What should I do to my house before listing?

Making your home as perfect as possible is very important, as first impressions are everything in selling your house. Small things like painting walls and cleaning rooms can improve the chances of selling immensely. If you have grander visions of improving your property, consult your Estate Agent.

Q. Should I hire professionals to do any work?

It's a very good idea to get professionals for the bigger jobs in your house renovation. However, checks should be made with the professionals regarding whether the any warranties on their work will transfer over to the next owners.

Q. Could we be at home when the house is viewed?

If its possible, no. The potential house buyer may feel a little rushed and uncomfortable if you are home when viewing the house. If you have young children, make sure that the Estate Agents know when the cut-off is for viewing's so they do not conflict with your childrens bedtime, etc. Also, pets should be either out of the house, or kept somewhere contained. Some people may have strong fears of certain pets.

Q. Can I sell the property by myself?

It is possible to sell your house yourself, but there are certain factors that will prove difficult without the guidance, and knowledge from an estate agent. For example, knowing the legal requirements and laws about disclosure, advertising your house widely, deciding on a realistic price for your house, etc.

Q. Why shouldn’t I price my house a little high, since I can always drop the price later?

This tactic can, in conclusion, end you with a lower proposed price. When a house first enters the market, it will have a lot of attention. However, if it’s overpriced, it will be compared with the larger and more luxurious homes. As time goes on, the house will have less and less attention, as buyers will begin to question why the house has been on the market for so long, resulting in an ever decreasing price tag.
